The Deal Vision Cash Flow Outlook Report is a gamechanger. It is much more than the cash flow reports common in the industry. Our report is the result of several years of design. The report incorporates comprehensive and reliable data that is continuously updated on our proprietary technology platform.

This report will help you develop strategies to maximize equity yield. The report introduces our proprietary concept: “Lease Loops.” Lease Loops™ replace general vacancy in the discounted cash flow (DCF) with a system to navigate leasing decisions.

  • General vacancy is the percent of building vacancy in the market by asset type (Retail, Multifamily, Industrial, Office) and usually does not consider any adjustments based on the subject property’s economic advantages or disadvantages related to the building, site, or area.

  • This method of managing risk is obsolete because differences in building types within asset types are not considered. As an example, big office buildings built in the 1980s with low ceilings and deferred maintenance will likely operate at a higher vacancy in an area compared to a new modern office designed after the COVID-19 pandemic.

Most DCF reports, in their cash flow timeline, will reduce the potential rental income by general vacancy to solve for the effective rental income. Lease Loops replace general vacancy with a more effective way to track the economic impact of leasing decisions related to tenant turnover.

  • In the rent roll, an assumption is made for every tenant to either renew or vacate at the end of their primary lease term. Usually, this is done after the tenant interviews during the feasibility period of a commercial real estate acquisition.

  • In the stories about leasing decisions below, these time-based assumptions can be modified to reflect local market conditions.

Renewal Story

Current tenant renews lease

“The month following the lease expiration starts a 5 year renewal NNN lease with the same tenant at last month’s rent.”

  • If the market rent is higher than the current rent, the landlord may consider negotiating to increase rent.

  • If the market rent is lower than the current rent, the landlord may consider negotiating to renew at the same rent as the last month of the primary lease term, keeping the rent “flat” for a duration of time.

Vacate Story

Current tenant does not renew lease

“After the current tenant is forecasted to vacate their leased premises, 4 months is allocated to get a NNN lease signed with a new tenant for 5 years. 3 months is budgeted for free rent, $15/SF for tenant improvement allowance, and 5% for leasing commissions.”

  • Any vacant space needs time to market to prospective tenants and time should be budgeted for free rent during the tenant’s construction process.

  • If the market rent is significantly higher than the current rent, the landlord may consider replacing the tenant.

  • If the market rent is lower than the current rent, the landlord may need additional cash reserves to cover operating expenses during the vacancy period.
